Home Selling: PREPARE TO ANSWER THESE 4 COMMON BUYER QUESTIONS

While every buyer is different and every property is different, any seller’s agent begins to notice a pattern of the kinds of questions that come up and over and over again. Here are some of the four most common questions that buyers ask when considering a home, and how to best respond to them.

 
  1. How flexible are you on price? Everyone wants to get the best possible deal, so it’s not surprising that many buyers are hoping sellers will accept an offer below asking price. Your answer will depend on the market and your seller’s priorities. If your client is eager to sell quickly and you aren’t entertaining other offers, you may want to take this as an opportunity to show the buyer that you’re open to negotiation.
  2. What are comparable homes in the area selling for? Buyers will often want confirmation that the home price is fair, and one of the ways they’ll get that is by comparing it to similar homes in the same neighborhood. You’ll want to have a ready answer for this question, so be sure to research similar homes with similar values to support the price you and your client have chosen.
  3. What’s wrong with the house? No property is perfect, and buyers will want to know what problems they’re taking on by purchasing this particular home. Most issues will come up during inspection anyway, so it’s best to be upfront about potential issues and what you’ve done to correct for them. This is also a great time to remind the buyer of all the improvements that have already been made to the property.
  4. What’s the neighborhood like? Buyers are aware that the location is of the utmost importance when shopping for a home. In order to show them that the area is desirable, you’ll want to customize your answer to the asker. A younger buyer may be interested in a neighborhood that’s walkable, while buyers with children will care about the quality of the local schools.

Most importantly of all, each of these questions is an insight into a potential buyer’s priorities for their new home. It’s a good sign if buyers are asking questions about the property, so be sure you make the most of the chance to show them why it would be a good fit!
